GETTING STARTED…
Whether this is the first house you've bought or the tenth,
it's crucial to understand the current conditions of the market
and the factors which will affect your search and your eventual
purchase. Is there an abundance of available listings? Is
it a fast market with multiple bids on good listings? - or
a more relaxed market with a healthy supply of properties?
Our first visit will help familiarize you with current conditions
and will, I hope, make you comfortable with the process.
I'll go over the role of a Buyer's Agent and the other forms
of representation. We'll discuss the idea of pre-qualifying
for a mortgage and I can recommend excellent financial services
you may wish to contact. It's crucial that you have this commitment
from a lender in order to proceed - and it gives both of us
a clear picture of your price range. Moreover, I don't want
to know the details of your financial situation. I'd much
rather that you shared the details with a mortgage consultant
and then came back to me with a pre-approval.
If you're new to Toronto, this is also the time when we can
discuss different neighbourhoods and look at maps of the city,
research school areas and identify other features that may
be on your wish list (proximity to the subway or to parks
or to expressways, for instance). You may wish to research

It's also at this time that I'll explain the "offer
process". Even seasoned buyers from other areas may need
to familiarize themselves with new terminology and methods.
Here's where we can talk about building inspections, potential
closing costs, the Land Transfer Tax, and the role of your
solicitor in the transaction.
At this time I also like to present you with a selection
of current listings and we can begin to compile a list of
your requirements. (Insist on a fireplace? Must have a ravine
lot? Are you willing to renovate a fixer-upper?) Narrowing
the parameters of your search helps to streamline the process
- and reduces the possibilities of frustration down the road.
