FIVE STEPS TO YOUR
MAKING AN OFFER
by the time you get to this point, you should
be very comfortable with the choice you have made and you
should feel that you have a good overview of the market.
We'll go through all of the terms of the offer, the timing
of it and the specific clauses you will need in order to make
you happy with the transaction.
We'll discuss the deposit you'll need to include with the
offer and the cost of Land
Transfer Tax applicable to every purchase.
Okay, now what? As a buyer's agent, we present the contract
to the seller's agent, who in turn presents it to the seller.
If feasible we will be negotiating with the sellers and their
agent at their residence. However, if the seller is out-of-area,
negotiation is done from us to the seller's agent, or in a
conference call. As top producers, we have a successful career
based on negotiating skills. We will definitely be working
on your behalf! You can count on it.
There may be multiple offers and there may be counter offers.
Time is of the essence as the contract states. A fair offer
usually generates a fair response. With 22 years of experience
as a top agent in Toronto, there will be no stone left unturned
to get you the best possible outcome.
Once your offer is accepted, copies of the offer will be
sent to you and to your lawyer and your deposit will (usually)
be placed in the trust account of the Seller's listing company
until you take possession of the house.
Within a couple of days of acceptance, you will need to provide
us with the name of a lawyer who will act for you in the transfer
of the title to you from the seller. You may want to ask friends
or family members for the name of a lawyer they recommend,
or we can provide you with several choices.
If your purchase is conditional on a home inspection, we
will have a few days in which to do that. We will
be present at the house with the inspector and at the end
of the process, you will be given an extensive manual outlining
the condition of all of the home's components (roof, plumbing,
electrical system, etc.). The cost of this inspection is usually
in the range of $400.00-$500.00, payable at the end of the
